As of early June 2026, the 30-year fixed mortgage rate hovers near 6.5 percent, driven primarily by the path of inflation, 10-year Treasury yields, and Federal Reserve monetary policy. Persistent price pressures have kept long-term rates elevated even as the Fed has paused or slowed cuts, with recent weekly averages rising modestly amid higher fuel costs and fiscal concerns. Forecasts from Fannie Mae, the Mortgage Bankers Association, and others project the benchmark rate to remain in the low-to-mid 6 percent range through year-end, though outcomes hinge on upcoming CPI releases, labor market data, and any FOMC signals on the terminal rate. Trader sentiment reflects uncertainty over whether cooling inflation will allow yields to ease enough for a sustained decline below current levels.
